Terms and Conditions

CONTRACTING PARTIES & SCOPE

These Terms and Conditions (T&Cs) apply to all contracts for the rental of apartments and accommodations concluded between Andriss Apartments and third parties (guests), as well as any additional services provided in connection with the stay. Guest-specific terms and conditions apply only if expressly agreed in writing in advance.

RESERVATIONS & BOOKINGS

By making a reservation/booking, the guest submits a binding offer to conclude a lodging contract. Once the booked apartment is available, Andriss Apartments sends the guest a reservation or booking confirmation. The lodging contract is concluded upon receipt of this confirmation.

All offers regarding available apartments are non-binding and subject to change. Andriss Apartments reserves the right to refuse the conclusion of a lodging contract at its discretion.

If the guest books only a category of an apartment, there is no entitlement to a specific unit. Andriss Apartments reserves the right to enforce industry-standard restrictions, including minimum stays, booking guarantees, or deposits for specific travel dates.

CANCELLATION POLICY & GUEST WITHDRAWAL

A reservation is guaranteed only after payment by the guest. The guest may cancel free of charge according to the stated cancellation conditions and periods, quoting the reservation number.

If no withdrawal right is agreed upon or if it has expired, there is no statutory right of withdrawal or termination. In such cases, Andriss Apartments is entitled to claim the agreed remuneration, even in the event of no-show or late cancellation. Revenue from re-rental and saved expenses will be credited. If the apartment is not re-rented, the guest is obliged to pay 90% of the agreed price. The guest may prove that a lower or no damage occurred.

For same-day bookings, payment must be made immediately, generally within one hour.

ACCOMMODATION PRICES & ADDITIONAL COSTS

Prices are valid as stated at the time of contract conclusion. All prices are gross and include applicable taxes, fees, and charges.

Local charges incurred by the guest, such as tourist taxes, are not included.

PAYMENT TERMS & INVOICING

The price for the booked accommodation must always be paid in advance. Offsetting by the guest is excluded unless it concerns undisputed or legally established claims.

Accepted payment methods: MasterCard, Visa, American Express, PayPal, or regular bank transfer. Cash payments are not accepted.

Andriss Apartments reserves the right to charge deposited payment methods for additional services used or violations of the T&Cs. The guest expressly authorizes Andriss Apartments to do so.

The guest agrees to receive the invoice via download or e-mail.

USE OF RESERVED APARTMENTS

The apartment is available exclusively for the duration of the booked period.

The guest receives keys, parking permits, and/or key cards, which must be returned on departure to Andriss Apartments, a designated third party, or a specified storage location. Lost items incur a fee of €40. Additional damages may be claimed; the guest may prove that lower or no damage occurred.

Late Check-out is available upon request and subject to availability. Fees: €10 per hour if approved, €30 per hour if not. Departures more than three hours late incur the full accommodation price.

Early Check-in is available upon request and subject to availability. Fees: €10 per hour; no contractual entitlement.

USE, SUBLETTING, AND ASSIGNMENT

Subletting or transferring the apartment to third parties, especially at higher rates, is prohibited. Commercial or illegal use is prohibited. Photo or video shoots require express permission. Violations may result in immediate cancellation of the booking.

LIABILITY

Andriss Apartments is fully liable for damage to life, body, or health. In cases of intentional or grossly negligent breaches, liability also applies to other damages. In cases of simple negligence, liability is limited to typically foreseeable contractual damages.

The guest must report damages or defects immediately and do everything reasonable to prevent or minimize damage. Items exceeding €800 or €3,500 require a separate written agreement. Andriss Apartments is not liable for vehicles on provided parking spaces, except in cases of intent or gross negligence.

Claims generally expire after one year, except for damages to life, body, or health, or in cases of grossly negligent or intentional breaches.

Lost property is returned upon request for a processing fee of €15 and stored for six months.

SECURITY DEPOSIT

Andriss Apartments may request a security deposit before apartment handover:

  • Stay <3 months: €250

  • Stay 3–6 months: one month’s accommodation price

The deposit may be collected via pre-authorization. Non-payment does not entitle the guest to occupy the apartment. Andriss Apartments may terminate the contract immediately in this case. Refund within one month after the end of the contract.

GUEST DATA

Contact details (email, phone) are recorded. Valid ID is required at check-in. Andriss Apartments may cancel bookings flagged as fraudulent.

TERMINATION OF LODGING CONTRACT

Andriss Apartments may terminate the contract for cause, e.g., force majeure, endangerment of safety or reputation, false information by the guest, illegal purposes, or reselling the apartment.

VOUCHERS

Vouchers are redeemable only for services by Andriss Apartments, non-transferable, and not redeemable for cash. Remaining balances may be used for future bookings.

SMOKING POLICY

Strict no-smoking policy in all apartments and common areas. Violations incur a minimum €250 fee. Tampering with safety devices incurs €150. Networked smoke detectors are active and connected to fire services/security.

PARTIES & GATHERINGS

Parties or gatherings are prohibited. Violations may result in a €500 claim. Decibel and video surveillance may be used.

DAMAGE OR UNAUTHORIZED REMOVAL OF INVENTORY

Damages or unauthorized removal may be charged, including cleaning costs, lost rental income, legal fees, and €50 processing fee. The guest may prove that damage was lower or nonexistent.

PETS

Pets are generally prohibited, except guide or service dogs. Unauthorized pets incur €150 cleaning fee and may lead to immediate contract termination.

MAINTENANCE

Guests must treat the apartment and shared areas with care, ensure adequate ventilation/heating, and avoid excessive dirt. Weekly cleaning may occur for stays longer than seven nights.

INTERNET USE

Internet access may not be used for illegal activities. Sharing credentials is prohibited. Violations may result in access suspension.

FINAL PROVISIONS

Changes or amendments require text form. Place of performance and payment: Andriss Apartments headquarters. Jurisdiction: Andriss Apartments headquarters. German law applies; UN sales law and conflict-of-law rules are excluded. Andriss Apartments does not participate in consumer arbitration proceedings.
